What the Baby Box Actually Needs

The Baby Box is an RV (NFPA 1192), not a modular building — by default it does NOT require a permanent foundation. It levels on integrated jacks on firm, level ground.

A compacted gravel pad or concrete pad protects the leveling points and keeps the unit stable and dry — cheap insurance versus parking on soil.

The factory wind rating is 75+ mph (Exp B/C). If you're siting it long-term — especially in open or coastal exposure — engineered tie-down anchoring to ground anchors or a pad is the upgrade that protects the investment.

Want it treated as real property (for financing, insurance, or resale)? That requires an engineered permanent foundation and certification — the same pathway used for manufactured homes, and a service we provide.

Approval status: Built to RV standard NFPA 1192 — siting rules follow local RV/park-model rules rather than the modular building pathway. Long-term backyard siting varies by jurisdiction.

Baby Box FAQs

Does the Baby Box need a foundation?

Not by default — it's an RV on an integrated chassis with leveling jacks. It needs firm, level ground; a gravel or concrete pad is recommended. Tie-down anchoring is smart for long-term siting in windy regions, and a permanent engineered foundation is required only if you want it reclassified as real property.

Can I live in a Baby Box in my backyard?

Depends on local rules: many jurisdictions treat long-term RV occupancy differently than ADUs. Some allow it outright, some require an ADU permit path, some prohibit it. Our site feasibility report answers this for your specific parcel.

Can a Baby Box become real property for financing?

Yes — the established path is installing it on a permanent, engineered foundation and obtaining a PE certification (same concept as HUD manufactured-home foundation certs). We provide both the foundation plans and the certification letter.

We provide foundation engineering only — Boxabl units are sold separately by Boxabl Inc. Specs above reflect Boxabl's published documentation and may change; always confirm current specs with the manufacturer.
