What the Phase 2 Models Foundation Must Do

Phase 2 designs combine standardized boxes into larger homes, townhomes, and garden apartments up to three stories — foundation loads jump accordingly, from simple perimeter bearing to real gravity + lateral systems.

Multi-story stacking means the foundation sees cumulative loads: a 3-story garden apartment foundation is engineered like conventional multifamily, not like a Casita slab.

Developers running multiple units need repeatable, jurisdiction-ready foundation packages — one engineering relationship across a whole project instead of plan-by-plan one-offs.

We're tracking the Phase 2 catalog as models are released and can engineer foundations for any configuration built from Boxabl's published module specs.

Approval status: Phase 2 catalog launched in beta in June 2026. Approval pathways per model/state are developing — early projects will lean on state modular programs plus site-specific PE plans.

Foundation Options & Typical Costs

National planning ranges — your state's frost depth, wind, seismic, and soils pick the winner. Find your state on our state-by-state guides.

Concrete Slab

from $6,000

A single layer of concrete, several inches thick. Simple and cost-effective.

Best for: Flat terrain, warm climates, budget-conscious projects

Crawlspace

from $12,000

Elevates the home 18-36 inches, providing access to plumbing and electrical systems.

Best for: Sloped lots, areas with moisture concerns, easy maintenance access

Pier & Beam

from $5,000

Concrete piers supporting beams and joists. Ideal for challenging terrain.

Best for: Sloped lots, rocky soil, environmentally sensitive areas

Full Basement

from $25,000

A full-height underground level, offering additional living or storage space.

Best for: Cold climates, need for extra space, areas with deep frost lines

Phase 2 Models FAQs

Can you engineer foundations for the new Phase 2 models?

Yes. Phase 2 configurations are combinations of standardized Boxabl modules — once a configuration's module layout and loads are defined, foundation engineering follows the same discipline as our Casita work, scaled up for multi-module and multi-story loads.

I'm a developer planning multiple Boxabl units. How does pricing work?

Volume pricing through our installer & dealer program — one engineering relationship, repeatable foundation packages per jurisdiction, and priority turnaround. See our For Installers & Dealers page.

When will Phase 2 models be available?

Boxabl launched the beta catalog and configurator in June 2026 with 24 configurations across ten categories, advertised from $99/sq ft (modules only). Production timing varies by model — check Boxabl's developer page for current status, and get your site's foundation feasibility sorted while you wait.

We provide foundation engineering only — Boxabl units are sold separately by Boxabl Inc. Specs above reflect Boxabl's published documentation and may change; always confirm current specs with the manufacturer.
